A five-room flat at Natura Loft in Bishan changed hands for $1,711,000, and the figure is travelling fast. Before it shapes anyone's plans for a Woodlands purchase, here is a short read on what the sale covers.
- The unit is unusual. According to Stacked Homes, the flat at Block 273A, Bishan Street 24 sits on the 37th to 39th storey and measures 120 sq m, roughly 1,292 sq ft. That works out to about $1,324 psf. The sale also shows up in HDB's resale data for October 2026, so the numbers are not in doubt.
- The development is rare. Natura Loft is Bishan's only DBSS project, completed in 2011, and Stacked Homes notes that Bishan's five highest five-room sales all come from it. The previous Bishan five-room high was $1,632,000 in November 2025, so this one sits $79,000 above it. Across the preceding twelve months, the median five-room resale price for Bishan as a whole was $979,000, per the same publication.
- It is one transaction, not a trend. A single high-floor unit in a one-of-a-kind development cannot describe a town, let alone a different part of the island. Nothing here forecasts where prices go next.
So where does that leave a shopper looking north? Wynwood Grand EC by CDL is a different kind of purchase altogether. It is a 99-year leasehold executive condominium of about 420 units at Woodlands Drive 17 in District 25, with Woodlands South MRT (TE3) roughly 270 metres away. Its buyers are weighing an EC's own rules and pricing, not the quirks of a resale flat in a mature estate. There is also a question of buyer type. Executive condominiums come with their own conditions set by the authorities, so anyone moving between these categories should confirm the current rules with HDB before comparing numbers. A flat owner in Bishan and a first-time EC applicant in Woodlands are, in practice, answering different questions, even if both read the same news story over breakfast.
The practical habit worth borrowing from the Bishan story is simple: read a headline price alongside the unit's floor, size, age and development type, then compare like with like. A record in one corner of the market rarely transfers to another corner, and the same caution applies in reverse. A modest sale somewhere else would be no more informative about Woodlands than this record is.
