When you buy a home at Wynwood Grand, two government taxes may apply on top of the purchase price: Buyer’s Stamp Duty (BSD), which every buyer pays, and Additional Buyer’s Stamp Duty (ABSD), which depends on your residency status and how many residential properties you already own. Only two profiles appear above because only two can arise. An Executive Condominium is sold under HDB eligibility rules: at least one applicant must be a Singapore Citizen, and no applicant or occupier may own private residential property or have disposed of any within the preceding 30 months. Foreigners and corporate entities cannot buy a new EC at all, so the 60% and 65% ABSD bands that apply to private condominiums have no application to a Wynwood Grand EC purchase and are not reproduced here.
For most buyers — a first-timer Singapore Citizen household — only BSD is payable. The case that catches people out is the HDB upgrader who exercises the Option before selling: the existing flat counts as a residential property, so ABSD at 20% falls due within 14 days and has to be found in cash. A married couple with at least one Singapore Citizen spouse may claim a refund once the flat is sold within the IRAS window, but the money goes out first and comes back later. Residential property bought on or after 4 July 2025 carries SSD over a four-year window at 16%, 12%, 8% and 4% — but the five-year Minimum Occupation Period that applies to this development, counted from TOP, outruns that window, so a first owner never reaches it.
