Thirteen bids and a top offer of about $825 psf per plot ratio: those are the headline figures from the Canberra Drive executive condominium tender, which closed on 1 October 2026 according to Stacked Homes and The Straits Times. Each number says something slightly different, so they are taken in turn below.
1. Thirteen bidders turned up
A field of 13 is a wide one for a single 99-year leasehold EC plot in the Canberra and Sembawang area. Developers evidently still see the EC segment in the north as worth competing for, in what was the first EC site offered after the scheme changes announced in May 2026. For a buyer, a crowded tender is a sign of depth in developer demand rather than a statement about any home's eventual price.
2. $163.9 million, or roughly $825 psf ppr
The winning bid came from a consortium led by Santarli Realty with Heeton Holdings and Kay Lim. Both outlets described the land rate as a record for an EC site. A record land price does not set a selling price for future homes, and any launch figure for this plot remains unknown.
3. A narrow gap at the top
Second place went to an offer of $159.4 million, about $803 psf ppr. With the two leading bids so close together, at least two groups arrived at a similar view of the land's value, which tends to carry more weight than one aggressive outlier.
4. A very wide spread at the bottom
The lowest bid, from Sim Lian Group, was about $361 psf ppr. The distance between the highest and lowest offers shows how differently developers priced the same parcel, reflecting their own costs, pipelines and appetite.
5. Around 185 homes
The site is expected to yield roughly 185 units, a relatively small EC. Smaller projects can mean a quieter community, but also fewer households sharing the running cost of shared facilities. Every development balances those trade-offs in its own way, so unit count is best read alongside the facilities list and the site plan.
What it means closer to Woodlands South
For buyers already looking at Wynwood Grand, the tender offers context rather than a verdict. Wynwood Grand is a 99-year leasehold EC by City Developments Limited (CDL) on Woodlands Drive 17 in District 25, planned for about 420 homes and around 270 metres from Woodlands South MRT on the Thomson-East Coast Line. Its land was secured in an earlier, separate tender, so the Canberra figures cannot be mapped directly onto it, and nothing in this week's result changes the project's own specifications or location. What the bidding does confirm is continued developer interest in EC land across the north, a backdrop worth bearing in mind when comparing projects in the region.
