Flat owners who borrow from banks saw the cost of locking in for five years climb steadily through 2026. Stacked Homes, in an article of 8 October 2026 written by a mortgage advisory, tracked five-year fixed packages for HDB owners at about 1.78% across the first four months of 2026, then 1.98% by June and about 2.08% as at 28 September 2026. That figure opens a run of five numbers from the same report.
Five rate figures in the run-up to the Wynwood Grand EC launch
- 2.08%. The five-year fixed level for HDB owners at the end of September, according to Stacked Homes, capped a climb that ran through every reading in 2026 up to the report. Stacked Homes also cited about 2.08% as the general five-year fixed package rate at the time of the report, matching the figure for HDB owners.
- 59%. Stacked Homes found that 59% of borrowers chose a two-year fixed rate in September 2026, up from 23% in January. Three-year fixed terms moved the other way, falling from 44% to 22%, as borrowers favoured shorter lock-ins. Quoted two-year packages ran from about 1.50% to 1.80% for larger loans and about 1.80% to 2.00% for smaller ones, per Stacked Homes.
- 1.50%. This was the typical two-year fixed rate borrowers accepted in September 2026, Stacked Homes reported, against 1.45% in January. Typical three-year terms reached 1.70% between June and August before easing to 1.65% in September, the outlet said.
- 1.23%. Stacked Homes put three-month compounded SORA at about this level, with the one-month rate above it, a pattern that usually signals upward pressure on floating loans. It tied the firmer tone to a US Federal Reserve hike in September 2026 and noted that most bank analysts expect three-month SORA near 1.40% by end-2026.
- 12 months. Some packages permit free conversion after a year, Stacked Homes said, while a redemption penalty of 1.50% of the sum prepaid applies in others and post-lock-in rates can reset to SORA plus a high spread.
Stacked Homes added that the Monetary Authority of Singapore manages the exchange rate rather than interest rates, so SORA tends to move more slowly than US rates. Floating packages ranged from about 1.40% to 1.60% at the time of the report, pegged to SORA or a bank board rate, Stacked Homes said. Three-year fixed packages were quoted near 1.85% for larger loans and above 2.05% for most typical loans, and the report observed that the lowest rates often go to larger borrowers. The Fed, in its September 2026 projections, signalled one more increase before the end of 2026, according to Stacked Homes.
Wynwood Grand EC is the executive condominium on the first Woodlands Drive 17 parcel, a site of roughly 25,000 sqm in District 25. City Developments Limited, through CDL Divine Pte Ltd, was awarded the land on 26 August 2025 after a tender launched on 8 April 2025. Plans call for about 420 homes in blocks of up to 17 storeys on a 99-year leasehold. Woodlands South MRT lies about 270 m away. The development is at pre-launch stage, and launch details will be published as the developer releases them.
