Owners and landlords tend to read sales headlines for clues about their own property, so it helps to be exact about what a report covers. EdgeProp Singapore, drawing on URA data on 15 September 2026, reported that developers sold 153 new private homes excluding executive condominiums (ECs) in August 2026, or 171 including ECs. That is a count of first sales by developers. It is not a count of resale transactions or rental contracts, and it carries no reading on values or rents for any existing home.
On the size of the month, EdgeProp Singapore compared the 153 with 731 in July 2026, a fall of 79.1%, and with 2,142 in August 2025, a fall of 92.9%. The regional split it gave was 72 in the Rest of Central Region (47%), 57 in the Outside Central Region (36%) and 24 in the Core Central Region (16%). No new project launched in August, EdgeProp Singapore added, and the lunar seventh month began on 13 August in 2026, ten days earlier than the 23 August start in 2025.
The analysts quoted by EdgeProp Singapore stayed with those facts. One analyst said August was the lowest monthly volume excluding ECs since February 2024. Realion's Christine Sun tied the larger yearly drop to the earlier start of the seventh month. SRI's Mohan Sandrasegeran called it a "temporary breather". For an owner or landlord, the neutral reading is that this was a month in which developers made fewer first sales, in a month with no new launch, and the report goes no further.
EdgeProp Singapore also quoted ERA's Marcus Chu on the EC segment: only 157 EC units were unsold at the end of August. Wynwood Grand EC is an EC, so that number is the one closest to it, and it describes the segment as a whole rather than this project.
Where Wynwood Grand EC Sits
Wynwood Grand is an Executive Condominium of up to 17 storeys on the first Woodlands Drive 17 parcel in District 25, with Woodlands South MRT about 270 m away. The tenure is a 99-year leasehold. City Developments Limited is the developer, and the land was awarded to CDL Divine Pte Ltd after a tender launched on 8 April 2025, with the award made on 26 August 2025. The site is roughly 25,000 sqm and the plan is for about 420 homes (estimated). The project is in pre-launch, and the launch programme will be published as the developer releases it.
A landlord's practical questions usually concern timing and alternatives, and the report speaks to neither. Rental terms, tenancy lengths and resale prices fall outside URA's developer-sales data, so other sources measure those. What the report does offer is supply-side context: a month in which no new project launched, and an EC segment with 157 units unsold at the end of August, per ERA's Marcus Chu as quoted by EdgeProp Singapore. For an owner considering a move within the same area, Woodlands South MRT at about 270 m and Woodlands Drive 17 as the address are the project's location facts. Whether they suit a household is a matter for its own planning. The EC figure is the only segment-specific number in the report, and it is a snapshot at the end of August rather than a trend line. It carries no date beyond that month.
