City Developments Limited (CDL) reported that 350 of Lucerne Grand's 570 homes were sold over the launch weekend of 3-4 October 2026, or 61.4% by our calculation (350 ÷ 570), at an overall average of about $2,480 psf, as carried by EdgeProp Singapore. About 93% of buyers were Singapore citizens and about 7% permanent residents, according to CDL. Investors tend to look beyond the headline to the split by type. That split was reported by EdgeProp Singapore and is not confirmed by a second source; here is what it shows and where it stops.
What the split shows
EdgeProp Singapore reported that 145 of 222 two-bedroom homes, 157 of 253 three-bedroom homes and 48 of 95 four-bedroom homes were sold. On those figures, two- and three-bedroom homes account for 302 of the 350 sales. It is a record of what buyers chose during one weekend.
The report states the counts only. It draws no conclusion about any type, and this note draws none either.
What it does not show
It does not show who intends to rent a unit out, hold it, or move in. It carries no information on resale values or rental income, and it says nothing about how any type will perform later. It is also silent on pricing by unit: an overall average of about $2,480 psf blends different sizes and floors, so it cannot tell you what any single home sold for. The figures also describe a private condominium launch. An executive condominium follows different eligibility and holding rules, so check those with the relevant authority before treating a private-launch figure as relevant.
Where Wynwood Grand fits
Wynwood Grand is a 99-year leasehold executive condominium by CDL at Woodlands Drive 17 in District 25. The development has up to 17 storeys and about 420 homes (estimated), and Woodlands South MRT is about 270 m away. Pre-launch status applies, with the launch programme not yet open. A sensible way to use the number
Use it as background, then do your own homework: confirm the unit mix when it is released, compare layouts against the type of occupier you would hope to attract, and set a budget that holds up without any assumption about price changes. Ask what holding period, financing and exit options apply to an executive condominium, and check them with the relevant authority before committing. Keep a simple file for each project you follow, with the date, the source, the figure and what it does and does not cover; over time that record lets you compare launches on consistent terms, rather than reacting to whichever headline appeared last.
