Four common readings of September 2026's new-home sales can be tested against the figures behind them: developers sold 296 new private homes, excluding executive condominiums, according to URA data reported by EdgeProp on 15 October 2026, and 99.co supplied the quarter and segment context.
Myth Versus Fact on September Sales, for Wynwood Grand EC Readers
- Myth: buying demand doubled across the market. Fact: sales picked up after the Lunar Seventh Month ended on 10 September, rising 93.5% from August, when 99.co put sales at 153 units. Against September 2025 the increase was 16.1%.
- Myth: only brand-new launches sold. Fact: 158 units were launched, yet Terra Hill (32 units) and The Sen (25 units) topped the volume list, and one analyst saw continued sales after July launches as a sign that interest reaches beyond launch periods.
- Myth: landed homes are a marginal corner. Fact: 19 of the 296 sales were landed, the highest monthly landed volume since April 2018 according to one analyst.
- Myth: one strong month rewrites the year. Fact: 99.co reported 1,180 sales in 3Q2026, the lowest quarterly total since 3Q2024.
The Regional Split Behind the Month, With Wynwood Grand EC in Mind
The mix leaned towards the Rest of Central Region and the Outside Central Region. The Rest of Central Region took 131 units, or 44.3% of developer sales, the Outside Central Region 125 units, or 42.2%, and the Core Central Region about 40 units, or around 13.5%. Together the first two regions accounted for 256 units, or 86.5%. On the supply side, 158 units were launched in September, 36.2% above August's 116 and 7.9 times the 20 launched in September 2025. By 99.co's count, 70 of those were at Amberwood at Holland, 65 were landed homes at Luxus Hills and 23 were strata-landed homes at Belgravia Ace. Executive condominiums sit outside these private figures, and 99.co described new EC sales as subdued amid limited supply.
Year-to-Date Context Around Wynwood Grand EC
In 2026 up to the report, developers launched about 4,790 units over the first nine months, 41.9% fewer than the 8,247 in the same stretch of 2025, and sold about 5,334 units, down 30.4%. One analyst tied the lower volume to a limited new-launch pipeline and noted that several earlier-awarded Government Land Sales sites are expected to reach the market only in 2027. 99.co added that buyers were becoming more discerning even as underlying demand held up.
Wynwood Grand EC is an executive condominium of up to 17 storeys at Woodlands Drive 17 in District 25, the first parcel on that street, with about 420 homes (an estimate) on a site of roughly 25,000 sqm.
